Spa Acquisitions

Sell your day spa, med spa or massage business.

Spa buyers include owner-operators, franchise operators adding established locations and private-equity-backed med spa platforms. A free, confidential valuation estimates what your spa could sell for and what could raise the price.

What you send is not shared with buyers without your permission. Requesting a valuation does not list your business.

What happens when you ask for a valuation

  1. Tell us about the spa

Type of spa, revenue range, state and how to reach you. It takes about two minutes and stays confidential.

  2. A conversation, not a questionnaire

Someone from the team follows up to understand what a form cannot: your service mix, who performs the treatments, your lease and your equipment.

  3. Your valuation

A value range based on your numbers and recent sale multiples for your type of spa, and what could move it up or down.

  4. Your decision

There is no obligation. If you decide to sell, the sale runs through Wraith Brokerage, LLC, confidentially, on your timeline.

What do buyers look for in a spa?

Buyers pay more for a spa that is easy to take over. Most of what they look at can be improved before a sale, and the 12-month plan for preparing a spa for sale puts it in order.

A business that runs without you
Steady results and an experienced team that stays after the sale raise a spa's multiple, BizBuySell says. In a med spa, buyers look especially closely at the providers, so plan how your top injectors stay through the sale.
Organized books and repeat clients
Organized financials and a well-kept client list also raise the multiple. In a med spa, memberships and repeat injectable visits make revenue steadier, which buyers value, one M&A advisor notes. How gift cards and packages are handled in a sale
A lease that transfers
A long-term, transferable lease supports the price, because the buyer can count on the rent. If the buyer uses an SBA loan, the lender may also need the lease, counting renewal options only the buyer can exercise, to run at least as long as the loan. What to fix in the lease before you sell
Licenses and the medical side
In Texas, Florida and California, the buyer applies for its own salon or cosmetology establishment license, and in Florida and Texas for its own massage establishment license. In a med spa sale, the medical director or management agreement often has to be transferred or restructured. How a med spa sale handles the medical side

How is a spa valued?

Most spas are priced as a multiple of seller's discretionary earnings (SDE): the profit plus one owner's pay. Spas with more than about $1 million to $2 million a year in earnings (profit, not sales) are often priced on EBITDA instead. Where yours lands depends on its earnings and on the things above, and a free valuation puts a range on it using your own numbers.
